Pre-Inspection For Home Sellers
A new marketing tool for selling a home – a home inspection at the time of the listing – is gaining momentum as the residential real estate market grows less driven by demand. While professional home inspections are not a new concept, the idea that sellers can benefit by them is beginning to gain acceptance as the number of seller facing difficult negotiations over repairs escalates. Research shows that home buyers negotiate $2 for every $1 worth of repairs found during the home inspection.
For example, if your roof needs replacement at a cost of $1,500 your buyer will begin the negotiation at $3,000! While you can certainly walk away from the deal, you will be under pressure to close and valuable market time may be lost.
However, negotiations routinely occur on conditions found on the home inspection that were previously not disclosed. By having an inspection done before listing your home and disclosing needed repairs, you control repair negotiations and could save thousands of dollars.
As a seller, most people do not see the need to get a home inspection. However, there are some benefits to having a seller inspection done. A home seller inspection done prior to selling the home will insure you that there will be no surprises for you when the prospective buyer has one done. A home seller inspection will also give you the opportunity to initiate the needed repairs prior to selling.
The home looks a lot more appealing to the prospective buyer if you as the seller have already taken care of all of the minor repairs. The first thing most buyers see is all of the cosmetic repairs that need to be done. The next thing that goes through their mind is if there are this many obvious repairs that need to be done then how much more is wrong.
During my home seller inspection, I will report to you the items that need attention. Depending on how explicit you want me to be on the home inspection report, afterwards you should have a pretty good idea of what the buyer looks at. Spending a little money up front on repairs could increase your selling value. If some of the needed repairs are beyond your financial ability at this time, then you will have the opportunity to disclose these items. The buyer will appreciate your honesty and in the long run it could save you the hassle of a lawsuit.
There are a lot of items wrong with the home that the seller is just completely unaware that they are not up to building code. Some of these items may have met building code at the time the home was constructed and others were just never up to building code. The Texas Real Estate Commission does not allow the inspector to "Grandfather" these items and all must be reported on the home inspection report.
